As financial battles over the mortgage meltdown rage in lower Manhattan, some in the business community are seeing current challenges through a different lens: As opportunities for change.

Along with his wife, Richard Schaden, founder of the Quiznos restaurant chain, is piloting a project to put buildings left vacant by the housing bust to good use. Last fall the couple donated $1.5 million to convert abandoned buildings in Denver to apartments for the homeless. They hope to use their marketing expertise and a new film about homelessness, Where God Left His Shoes, to spread the word to other cities.

Schaden's efforts are of the for-profit variety, albeit with a socially-minded bent. Entrepreneurs like him are best positioned to pick up the pieces from the housing mess. They're nimble and can act fast, efficiently tackling individual situations one by one. As the fallout from foreclosures spreads, adversity will continue to yield opportunity.
